WELCOME to Danbury Estates!  We are pleased to have you as residents to our community.  The board wants you to know that we hope you feel comfortable and welcome and that we, as your board, are here to assist everyone in achieving the quality of life that we have come to expect and want for all residents in this community.

To maintain our community environment we want to share our hopes, dreams and expectations for those residing in this community.  We have recently updated some of those expectations and want to share them with you, in hopes you will do your part to assist with maintaining the appearance and value of all our properties.  Expectations for us all to follow are:

1. All residents will keep their lawns mowed and, as much as possible, their lawns and landscaped areas weed free. Keeping driveways and sidewalks weed free needs our attention as well.
2. Residents are expected to park vehicles in their driveways and garages in order to keep our streets fully functional and safe. (Please consider the delivery of our mail and packages, the convenience for those picking up our trash and recyclables, the removal of snow and the safety of our children who may run out into the streets.)  We ask that residents limit their vehicles parked in our community to automobiles and smaller pick-up trucks as the streets are not designed for larger vehicles such as boats, trailers, trucks, motor homes, etc.
3. To help in maintaining the community appearance we ask that trash and recycling containers be placed in secluded locations (preferably in the garage) in order to not detract from the beauty of your home. Unsightly, overly filled trashcans are a nuisance to neighbors and unneeded distraction to visitors to our community.
4. Items stored on your property should be stored out of sight.
5. All are expected to maintain the quality of your homes, fences, etc. and keep them free of mildew or mold that seems to accumulate during the summer months. Repairs and fresh paint will do much to maintain the beauty, appearance and value of all aspects of our properties.
6. Keeping the yard lights functional is an ongoing challenge. We ask that all residents strive to keep their yard lights functional for the convenience and safety of those residing in and visiting our community.  And when you decorate your home with holiday lighting that you remove those lights at the conclusion of the holiday season.

Thanks for caring and contributing to a community that cares by doing your part to make our community even better!  Although the community has some residents that could be of more help and could do better, we hope you are a willing and positive contributor to our community. 

The homeowners association is dedicated to the upkeep and renewal of the common areas. In recent years, it has taken on several improvement and maintenance projects to beautify and make our community more attractive, livable and functional.  The mailboxes in our community were all replaced within the past three years. The board members, with the help of other residents, removed unsightly and dead trees and brush along the west side of the pond that much improved the appearance of that part of our community. The entrance to our subdivision was repainted and refurbished with new trees and shrubs and is maintained with colorful flowers and mulched each season.  The entrance lighting was replaced with updated fixtures and timers to create a more welcoming appearance to those living in and visiting our community.  The fountain in our community pond was updated and improved to provide us with a more beautiful setting for those enjoying the water.  We have committed to a mowing, fertilization and lawn maintenance program that provides us with consistently, healthy looking lawns at our entrance and around our common green areas.

Carmel, Indiana is consistently ranked as one of the more favored places to live in America and we are hopeful that residents of Danbury Estates do all that we can do to maintain that quality of life for those currently living here and those considering this as the place they wish to enjoy their lives.

Thanks for choosing to live in our community and for doing your part to make the community even better!  We realize our community can always improve, but with your help and commitment, we know things will always continue to get better.
